美聯︰Kennedy38開價貼市 料租金回報3厘
港島新盤Kennedy 38應市及正式開價。美聯物業住宅部行政總裁布少明表示,今年港島區(包括愉景灣)新盤物業需求殷切,本年至今已錄得約1,700伙成交,較去年全年錄得逾720伙高出約1.3倍,而且隨著資金持續追捧優質物,業,是次Kennedy 38以貼市價開售,相信將受到不少買家垂青,尤其是區內租務需求強勁,故項目長線投資客比例將高逾5成,租金回報約3厘水平。
布少明稱,參考港島西區較近期新盤做價,呎價約31,000元至33,000元水平,至於現時港島西區堅尼地城一帶二手,如Imperial Kennedy,Lexington Hill,及寶雅山等,樓價由每呎25,000至29,000元不等,而是次Kennedy 38開價亦貼近同區二手樓價。由於港島西區的發展迅速,加上港鐵帶動區內交通更趨完善,鄰近中環核心商業區,故租務有支持,相信長線投資收租客人的比例有機會高逾五成,料項目呎租可達80至90元,若以目前價單計算,單位的租金回報率可約有3厘水平。
布少明指,由於Kennedy 38的訂價吸引,加上港島新盤向來不乏捧場客,故具有加價加推空間。
