上實城市開發(00563.HK)公佈中期業績 收入上升44.3% 未來可售規劃建築面積達414萬平方米
格隆匯8月30日丨上實城市開發(00563.HK)發佈公吿,截至2021年6月30日止6個月,公司收入為45.77億港元,同比上升44.3%;毛利為18.47億港元,同比上升29.0%。
期間集團商品房及保障房的總合約銷售金額為人民幣48.67億元,同比上升31.3%。總合約銷售面積為111,000平方米,同比上升73.4%,平均售價下跌24.4%至每平方米約人民幣43,800元。
期間集團在建項目共15個,在建面積達3,107,000平方米,主要包括TODTOWN天薈、上海濱江城開中心、西安自然界及上海上投寶旭等項目。當中,新開工面積309,000平方米,主要來自天津河東工大項目、上投新虹、及西安啟源路項目;期內,交付面積合共96,000平方米,主要為上海當代美墅•城開雲外、上海萬源城及上海當代藝墅•城開御瑄。
截至2021年6月30日,集團土地儲備共有27個項目,分佈於11個內地重點城市,包括上海、北京、天津、西安、重慶、崑山、無錫、瀋陽、煙台、武漢及深圳,當中大部分為建成及處於建設期的中、高檔住宅及商用物業,未來可售規劃建築面積約4,140,000平方米,足夠未來3至5年發展。
公司相信下半年房地產市場在中央《十四五規劃綱要》的帶領下,將繼續穩步健康增長。下半年,集團將以強經營能力為導向,緊抓銷售窗口期,適時加大推貨與銷售力度,提升週轉策略,推動實現全年業績目標。
