《周末樓市》新地(00016.HK)Wetland Seasons Bay首輪302伙沽清加推160伙 帶動二手交投暢旺
剛過去的周末(8月21至22日)一手銷售表現暢旺,新鴻基地產(00016.HK)天水圍Wetland Seasons Bay首輪銷售以發價單形式開售的302伙沽清,新地副董事總經理雷霆指,因應市場龐大需求故此加推第4號價單,涉及160伙,較上張價單略高2%,但主要是單位景觀不同,屬於原價加推。另外青衣薈藍加推7號價單,涉及32伙,扣除最高15%折扣後,折實價457.73萬元至689.44萬元,折實呎價約23,435至27,496元。
二手市場方面,中原地產十大屋苑本周末共錄得18宗成交,按周急增1.6倍,十大屋苑全部有成交。中原地產亞太區副主席兼住宅部總裁陳永傑表示,新盤市場熾熱,帶動二手交投氣氛。天水圍新盤本周六首輪開售即報捷,首批單位火速沽清,刺激二手市場買家亦加速入市。近日市場已消化股市波動的影響,買家積極入市,預計整體樓市將繼續靠穩向好。
美聯過去週末10大藍籌屋苑錄得約19宗買賣成交,與上週末同期上升約58.3%,並連續27個週末保持雙位數水平。美聯物業住宅部行政總裁布少明表示,近期焦點集中一手市場,其中天水圍新盤Wetland Seasons Bay於週六首輪以價單推售的300餘伙,引起市場熱烈追捧,單位更加即日沽清,反映買家入市意欲高漲,同時鎖緊部分市場資金。與此同時,二手盤源不乏問津,儘管不少議價盤早前獲承接,加上業主見市旺,叫價態度強硬,惟部分買家受市場氣氛刺激,為免「遲買越貴」,故加快其入市決定。他續稱,各區新盤相繼應市,市場氣氛維持向好,料向隅客陸續流入二手,一二手皆旺。
另外綜合利嘉閣地產分行網絡數據,周末十大指標屋苑累錄15宗二手成交個案,按周增加50%,為近三周以來最多。港置周末港、九及新界十大二手指標藍籌屋苑合共錄15宗成交,與上週末11宗比較升約36%,連續16週錄得雙位數成交。
