美聯料銅鑼灣商業地估值150.7億元 發展商出價或審慎
政府早前推出的銅鑼灣商業地皮招將於本周五(7日)截標,美聯測量師行董事林子彬表示,是次推出的地皮規模大,而且位處銅鑼灣核心地段,屬罕有市區商業地皮,惟受本港經濟前景未明影響,料發展商出價較審慎,按每方呎樓面地價約1.4萬元計算,估值約150.7億元。
林子彬表示,銅鑼灣加路連山道商業地王,地盤面積約15.9萬平方呎,按地積比率約6.76倍計算,預計可建樓面面積約107.6萬平方呎,屬同區近年罕有的大型商業地供應,惟項目亦需預留部分樓面作公共設施,同時亦要提供125個公眾停車位,及有部分保育的要求,料有關成本將反映在出價。由於項目發展規模較大,亦不可拆售,預計主要吸引大型發展商及大財團入標為主,料作長線投資用途。
值得留意的是,受環球經濟波動影響,為本港商廈市場添變數,租金市道或續受壓,故預計入標反應傾向審慎。他預料政府會於底價上「隨行就市」,因應市況調整地皮價錢。該行預計,若以每呎樓面地價約1.4萬元計算,項目估值約150.7億元。
