美联:去年甲厦租金跌逾18% 创金融海啸後最大跌幅

美联工商铺(00459.HK)表示,2020年全年香港甲级写字楼售价及租金全年分别跌11.1%及18.3%,创下2008年金融海啸以後最大的单年跌幅,而整体商厦成交量亦创下有纪录以来的历史新低。

美联工商铺营运总监兼商业部董事翁鸿祥指出,去年受到疫情打击,全球经济表现疲弱,写字楼市场价量齐跌,而自2017年起租售价急升的港岛核心区例如金钟、中环及上环一带,更是去年跌势最急的地区。以区域划分,港岛核心区跌幅较大,中环甲厦租金全年泻28.8%,是各区之中表现最差,其次为金钟,全年跌幅达22.4%。

售价方面,中环甲厦尺价全年也跌22.3%,属去年跌幅最大的区域,最新尺价仅约3.52万元;至於另一核心区金钟,全年亦累挫17.2%,最新平均尺价约2.65万元。

他表示,截至去年12月底,中环甲厦空置率达到8%,东九龙高见14.4%,为全港最高,拖累整体空置率升至8.4%,高於2008至2009年金融海啸时的高位。
