美聯:若疫情獲控制料明年本港樓價穩中向好 移民未必對樓市起大衝擊

美聯物業住宅部行政總裁布少明在明年樓市展望網上會議表示,本港息率低企,加上市場資金充裕及供應未到位,若新型肺炎疫情獲得良好控制,估計明年本港樓價會穩中向好。

他指,樓市走勢需視乎疫情發展及失業率表現,近日疫情回升令市場減價盤增加,議價空間約3%至5%,買家見有減價亦加速入市。而未來要留意失業問題會否蔓延至地產、金融等行業,一旦失業率惡化可能對樓市造成影響,但目前未見此情況。他又提到,近月查詢移民數量有增加,移民盤亦有出現但數目較查詢移民量少,相信現時較多人傾向選擇移民不移居,未必會出售物業,估計對樓市未必起很大衝擊。

另外,美聯物業首席分析師劉嘉輝提到,今年住宅交投出現一手跌二手升現象,一手成交宗數預期跌至約1.45萬宗,料為2014年之後的新低,但由於發展推盤強無大減價,成交額預期仍有約1,620億元。而今年二手成交升至4.7萬宗,成交額亦增至3,770億元。

他估計,明年新盤銷售量或重上1.8萬伙的水平,金額更有機會創「一手銷售條例」以來新高;二手則再度「量額齊升」,宗數有機會達至5萬宗,創9年新高,金額或創11年新高。
