美聯信心指數按周跌8% 樓價指數按周微跌
「美聯信心指數」最新指數報59.8點,按周跌5.2點,跌幅約8%,指數連跌4周外,跌幅擴大並跌穿指數平均值。美聯物業首席分析師劉嘉輝指出,本港第三波肺炎疫情未止,連續10多天錄逾100宗確診個案,疫情嚴峻加上政府進一步收緊限聚令,影響二手睇樓活動。過去周末10大屋苑僅錄約5宗成交,創半年新低。在不利二手交投的情況下,減價盤數目進一步增加,並跌穿指數平均值,預期短期情況會持續,樓價有機會出現調整。
根據美聯物業網站的減價盤比率反映,在全港三區之中,新界區減價盤佔比較高;以單位面積劃分,是次減價盤集中於面積少於431平方呎的A類單位,及面積介乎431至752平方呎的B類單位,反映是次減價盤以小型單位為主。
樓價方面,「美聯樓價指數」最新報166.74點,按周微跌約0.06%,連升2周後回落。惟若與四星期前相比,樓價指數仍微升約0.07%,而本年迄今樓價依然累積上升約1.05%。由於過去數星期減價盤有所增加,預期將會陸續反映在樓價指數上。
若以港九新界區劃分,港島區及新界區樓價按周下跌。「美聯港島樓價指數」最新報184.15點,按周跌約0.49%,年初至今累積跌約1.01%;「美聯新界樓價指數」最新報156.84點,按周微跌約0.08%,惟年初至今仍累升約0.91%。九龍區方面,「美聯九龍樓價指數」最新報160.95點,按周上升約0.18%,本年迄今樓價升約3.17%。
