建业地产(00832.HK)中期纯利升19.6%至6.58亿元中期息15.6港仙
格隆汇8月20日丨建业地产(00832.HK)公布,截至2019年6月30日止6个月,公司实现收益为人民币90.68亿元(单位下同),同比上升90.1%;毛利24.74亿元,同比增长43.9%;公司权益持有人应占溢利为6.58亿元,同比上升19.6%;每股基本盈利为24.08分,拟派中期息每股15.6港仙。
公告称,2019年1-6月的合同销售金额录得增长,达395.91亿元,同比增长约为24.1%,其中重资产的合同销售金额为276.60亿元,同比增长约为9.2%;轻资产的合同销售金额为119.31亿元,同比增长约为81.3%。由于合同销售增长和销售回款理想,集团于2019年6月30日的现金、现金等价物及受限制银行存款的总值约为238.17亿元。
集团的毛利为24.74亿元,同比增长43.9%;毛利率为27.3%,同比下跌8.7%,主要是由于期内:高毛利的车位结转占比减少,降低毛利率约3.8个百分点;及2018年上半年结转项目多为高毛利项目,导致期内地产销售毛利率下降约4.5个百分点。
于2019年6月30日,净借贷总额约为65.57亿元,净借贷比率约为60.5%。集团坚持审慎财务原则,因此得以维持高现金持有比例,以及保持合理的借贷水平。
集团持续采取稳健的购地政策及加快项目开发过程速度,以缩短开发周期。截至2019年6月30日止六个月集团有房地产交付项目达31个,比2018年同期多22个,此外集团截至2019年6月30日止六个月的在建项目为127个,与2018年同期相比增加39个,因此交付确认与按完工进度确认的房产收入上升。
截至2019年6月30日,公司累计完成131个轻资产项目合约的签订,根据协议约定,上述项目预计总建筑面积约1991万平方米。轻资产项目合约于截至2019年6月30日止六个月为集团带来约为4.04亿元的收入,同比增长约为62.2%。该等轻资产项目将于未来数年持续为集团带来稳定收入。
于2019年6月30日,公司物业销售未结转金额约为505.92亿元,其对应毛利约为126.02亿元,这金额预计于未来两至三年结转为收益及毛利。另外,合营企业及联营公司的物业销售未结转金额约为196.56亿元,其对应毛利约为47.68亿元。
