龍湖發佈2024年全年成績單,股東應占淨利104億元
2025年3月28日,龍湖集團控股有限公司(「龍湖集團」或「集團」,港交所股份代號:0960.HK)公佈其截至2024年12月31日的全年業績。
2024年四季度以來,提振經濟政策"組合拳"密集出台,加速創新驅動與產業升級進程。房地產作為經濟發展的重要支柱產業,也正經歷着深度調整與轉型。
在新舊發展模式的換檔期,龍湖集團始終保持戰略定力、磨鍊經營韌性,紮實推進高質量發展,在2024年全年實現營業收入1274.7億元,股東應占溢利104.0億元,剔除公平值變動等影響後的股東應占核心溢利達69.7億元;實現毛利額204.1億元,毛利率為16.0%;核心税後利潤率為6.4%,核心權益後利潤率為5.5%。
在2024年,新房市場迴歸居住本質,"好房子"的定義更加明確。響應"好房子"的號召,過去兩年,龍湖集團持續深耕高能級城市,打造雲河頌、御湖境、觀萃等改善型住宅產品,滿足差異化的居住需求。
2024年全年,龍湖集團開發業務實現營業收入1007.7億元,交付物業總建築面積為761.9萬平方米。
報吿期內,龍湖集團實現地產開發合同銷售1011.2億元,持續聚焦簽約質量,實現高質量回款,銷售回款率超100%,年內首開項目平均去化率近80%;分區域看,長三角、環渤海、西部、華南及華中區域銷售金額在全集團佔比分別為28.7%、19.3%、27.2%、15.3%及9.5%,一二線城市銷售佔比超90%,其中,上海觀萃拿地後7個月三次開盤已近清盤,刷新上海五大新城的銷售速度記錄;成都觀萃、佛山御湖境等年內開盤項目均實現清盤。
依託"以新交心"智善交付體系,龍湖集團不斷升級用户體驗,以品質交付兑現美好生活。2024年,龍湖集團在全國43座城市交付約10萬套房源,20%實現提前一個月以上交付,交付滿意度超過90%。創業32年,龍湖堅守善待初心,截至2024年末,龍湖集團累計交付房源數已經超過百萬套。
在市場"止跌回穩"的趨勢下,龍湖集團適時、精準補充新地,推進土儲結構優化與提質。在2024年,龍湖集團於北京、上海、杭州、成都等高能級城市獲得9幅土地,新增土儲總建築面積為83萬平方米,權益面積為39萬平方米。截至2024年12月31日,龍湖集團的土地儲備合計達3312萬平方米,權益面積為2426萬平方米。
