中國海外宏洋集團(00081.HK)年度純利跌58.5%至9.54億元 現金儲備超過270億元
格隆匯3月26日丨中國海外宏洋集團(00081.HK)公佈年度業績，2024年度，集團實現收入為人民幣458.95億元，同比下跌18.6%。公司擁有人應占溢利達人民幣9.54億元，同比下跌58.5%。每股基本盈利為人民幣26.8分。擬派派發末期股息每股港幣7仙。
年內，集團系列公司合約銷售額為人民幣401.10億元，同比下降6.3%；集團所佈局城市總體合約銷售規模同期下降34%，本集團市場佔比有所提升。合約銷售面積為348.35萬平方米，同比下降1.4%。應占權益合約銷售額實現人民幣342.56億元，同比上升2.1%，根據克而瑞數據，行業排名18位，較2023年上升12位。集團持續推進庫存去化，住宅平均銷售價格約每平方米人民幣12,400元，同比下降5.9%。於年末時，累積認購未簽約額為人民幣3.86億元，其總合約面積為34,200平方米。
截至2024年12月31日止，集團系列公司擁有土地儲備的總樓面面積為13,778,100平方米，其中，集團權益樓面面積為11,590,700平方米。
集團於行業調整期間，財務保持穩健，年內持續加強經營性現金流管理，強化銷售回款，年內集團系列公司銷售回款達人民幣381億元，經營性現金流連續三年為正。現金儲備超過人民幣270億元，淨負債比率由去年末的46.0%下降至33.1%，「三條紅線」保持「綠檔」，財務穩健。年內加權平均融資成本為4.1%，保持行業低位。港幣及美元之有息債務比例從去年末的32.6%調整至本年末19.0%，持續優化匯率風險管理及債務結構。緊抓政策視窗，獲批四筆經營性物業貸款，累計提款人民幣25.75億元，盤活商業資產。年內綠色融資工作穩步推進。於香港，本集團新增五筆可持續發展表現掛鈎人民幣貸款，金額人民幣35.89億元。
