華潤置地(01109.HK)：2024年核心淨利潤爲254.2億元 擬派末期息每股1.119元
格隆匯3月26日丨華潤置地(01109.HK)發佈公告，2024年綜合營業額爲人民幣2,788.0億元，同比增長11.0%。其中，開發銷售型業務營業額爲人民幣2,371.5億元，同比增長11.8%；經營性不動產業務營業額爲人民幣233.0億元，同比增長4.8%，輕資產管理業務營業額爲人民幣121.3億元，同比增長14.0%，生態圈要素型業務營業額爲人民幣62.2億元，同比增長0.5%。經常性業務收入合計爲人民幣416.5億元，同比增長6.6%，佔總營業額14.9%。2024年綜合毛利率爲21.6%。其中，開發銷售型業務毛利率爲16.8%；經營性不動產業務毛利率爲70.0%，同比提升0.4個百分點，經營性不動產業務(不含酒店)毛利率爲75.7%，同比持平。
2024年，股東應佔溢利爲人民幣255.8億元；扣除本年投資物業評估增值及加回本年處置部份投資物業項目的已實現累計評估增值後的核心股東應佔溢利(下稱“核心淨利潤”)爲人民幣254.2億元，其中經常性業務核心淨利潤達人民幣103.4億元，核心淨利潤貢獻佔比同比增長6.3個百分點至40.7%。2024年每股股東應佔溢利爲人民幣3.59元，每股核心淨利潤爲人民幣3.56元。董事會建議宣派2024年末期股息每股人民幣1.119元，計入中期股息每股人民幣0.20元，2024年全年股息將爲每股人民幣1.319元。
2024年，集團實現物業簽約銷售額人民幣2,611.0億元，行業排名第三，實現簽約面積1,134萬平方米。截至2024年底，集團已銷售尚未結算的簽約額約爲人民幣2,319.7億元，預計其中人民幣1,934.7億元將於2025年結算。2024年，集團新增土儲計容建築面積393萬平方米。截至2024年底，集團的總土地儲備約5,194萬平方米。截至2024年底，集團總借貸爲人民幣2,597.8億元，持有銀行結餘及現金爲人民幣1,332.1億元，公司股東應佔權益爲人民幣2,725.1億元，淨有息負債率爲31.9%，加權平均債務融資成本較2023年底下降45個基點至3.11%，維持行業最低水平。
