大行評級|瑞銀:上調嘉里建設目標價至20.1港元 上海豪華住宅項目推出有望推動淨資產值重評
瑞銀髮表研究報告指,嘉里建設上海黃浦區金陵路大型住宅項目第一期金陵華庭快將推出,項目價值估計達到220億元,考慮到其預期售價及稀缺性,相信銷售去化率可達90%,有望推動公司資產淨值重估,相應將嘉里每股資產淨值(NAV)預測上調7%,預期若該項目售出,所迴流資金可令集團淨負債比率將從40%降至20%。基於約65%NAV折讓率,瑞銀將嘉里目標價從18.8港元上調至20.1港元,評級“買入”。
