越秀地產(00123.HK):79億元聯合競得上海浦東楊思地塊

格隆匯11月28日丨越秀地產(00123.HK)宣佈,於2024年11月27日,透過聯合體,通過公開掛牌方式以人民幣78.969億元成功競得上海市浦東楊思社區Z000602單元20B-12地塊("上海市浦東楊思地塊")。

一個由公司實際擁有95.00%權益的附屬公司杭州燚樂實業投資有限公司("杭州燚樂")、上海煦臻企業管理有限公司及中能建城市投資發展有限公司基於各自獨立利益、按一般商業條款所商議而組成聯合體,該聯合體通過公開掛牌方式以人民幣78.969億元成功競得上海市浦東楊思地塊。杭州燚樂將會與合作方共同成立項目公司以開發上海市浦東楊思地塊,公司與上海市浦東楊思地塊實際應占利益為27.55%,而據董事作出一切合理查詢後所知、所悉及所信,該合作方為獨立第三方。

上海市浦東楊思地塊總用地面積約53,052平方米,規劃總可建築面積約155,535平方米,其中計算容積建築面積約106,104平方米。上海市浦東楊思地塊性質擬為三類住宅用地。項目公司將於上海市浦東楊思地塊所建住宅物業擬用出售。

根據規劃限制條件,上海市浦東楊思地塊內需配建建築面積不少960平方米(不計容)的公共服務設施,包括:日間照料中心建築面積 200平方米,老年活動室建築面積200平方米,生活服務點建築面積100平方米,文化活動室建築面積100平方米,養育託管點建築面積360平方米。建成後權屬無償移交三林鎮人民政府。

上海市浦東楊思地塊位浦東楊思板塊,內中環,世博、前灘為鄰,為內中環稀缺的成片開發土地,是繼前灘、三林濱江之後,浦東重點成片開發的全新板塊。周邊配套齊全,鄰近地鐵,距地鐵6號線和13號線東明路站步行800米;教育資源豐富,板塊內有明珠小學 C校區,鄰近板塊前灘有華東師範大學第二附屬中學前灘學校、上海惠靈頓國際學校、上海紐約大學;醫療資源方面齊備,4公里範圍內上海交通大學醫學院附屬仁濟醫院(三甲)、上海市第一婦嬰保健院(三甲);商業資源成熟,3公里範圍內有前灘太古裏、世博源等大型綜合商業中心;景觀資源方面,僅距世博文化公園3公里。

董事會認為,公司以合理成本收購上海市浦東楊思地塊,將增加公司的優質土地儲備,並進一步鞏固公司在上海的戰略地位。
