新希望服務(03658.HK)公佈中期業績 收入增加18.2% 持續優化運營管理能力
格隆匯8月26日丨新希望服務(03658.HK)公吿，截至2024年6月30日止六個月，集團收入達人民幣709.0百萬元，較2023年同期收入人民幣599.8百萬元增加18.2%。其中物業管理服務實現收入人民幣405.6百萬元，佔總收入57.2%，較2023年同期收入人民幣317.7百萬元增長27.7%；生活服務實現收入人民幣170.4百萬元，佔總收入24.1%，較2023年同期收入人民幣135.2百萬元增長26.1%。
公司權益股東應占報吿期內溢利為人民幣118.1百萬元，較2023年同期人民幣109.5百萬元增長7.9%。董事會建議宣派截至2024年6月30日止六個月中期股息每股0.090港元(2023年6月30日止六個月：每股0.073港元)。
集團持續優化運營管理能力，報吿期內進一步降低了管理費效比及應收賬款天數，管理費效比較去年同期下降3.8個百分點至9.8%，應收賬款週轉天數較去年同期下降6天。
截至2024年6月30日止六個月，集團在管項目數量為244個，在管樓面面積約為35.4百萬平方米，較2023年同期增長約21.8%；集團簽約項目數量為264個，簽約面積為40.5百萬平方米，較2023年同期增長約6.8%。
發展方面，經過集團全體同仁的不懈努力，集團於2024年上半年完成全年的合約金額目標，完成各類項目的簽約金額人民幣3.53億(年初全年目標為人民幣3億元)，較去年同期增長227%，業務涵蓋物業管理、商業運營、團餐等，為未來發展提供了強有力的保障。
作為民生屬性較強的新希望集團成員，於報吿期內，公司與新希望集團的鏈接進一步加深，非地產關連交易收入為人民幣3,421.4萬元，較去年提升76%，其中與新希望集團的集採供應鏈收入為人民幣1,988.6萬元，較去年同期提升275.7%。
截至2024年6月30日，集團在管項目户數超過15.6萬户，準業主人數超23.6萬人。報吿期內，關於C端客户，集團進一步識別業主的痛點及需求，在傳統物業管理服務的基礎上為業主提供1+3的到家服務(如到家零售、家政服務、居改業務等)，進一步發揮社區場景優勢滿足業主專屬化需求，進而通過物業+實現單項目的持續創利；關於B端客户，截至2024年6月30日集團通過市場外拓獲取的項目非住業態佔比近50%，同時零售板塊B端客户數亦呈增長態勢，基於此，集團通過內部資源整合形成1+6的全景企業服務模式，即在物業管理服務的基礎上，提供包括企業零售、創新服務(美居等)、企業團餐、企業集採、企業招商╱租售、資產運營(商業運營等)的服務，通過集團的供應鏈優勢、物業+人員複用及數字化運營的提效，實現單項目的成本向下收入向上的持續創利。
