格隆匯7月18日丨深圳控股(00604.HK)公吿,2024年第二季度主要業務進展。

運營業務全面發力,持續拓寬業務發展格局

集團積極拓展城市綜合運營業務,深業運營在多個方面實現突破性進展。公建服務深入香港,成功中標廣深港高鐵香港段及西九龍站內地口岸區管養服務項目,開闢口岸管養服務新賽道,項目已於2024年7月1日正式承接開始服務;城市服務再擴版圖,成功拓展深圳市光明區公明街道城管業務一體化服務和汕頭市金平區道路清掃保潔服務,物管城市服務市佔規模進一步擴大;商業運營積極創新,探索低空經濟,聯動美團開通商場至公園的無人機配送航綫,成為深圳首條市屬公園航綫,以科技助力提升消費體驗;酒店管理再獲認可,深圳文華東方酒店獲得"新旅行中國必住酒店TOP50"、"攜程口碑榜2024亞洲100奢華酒店",深圳無印良品酒店和深圳憬居酒店獲"2023年度深圳旅遊最佳生活方式酒店"。

銷售去化有所回暖,合同銷售環比升幅明顯

受到一系列地產新政影響,房地產市場第二季度熱度有所回暖,集團位於深圳、上海兩地項目表現比較突出,例如深圳的深業中城(公寓)、泰瑞府、頤樾府以及上海的深安上居等項目來訪量及成交量有較大幅度提升。2024年第二季度集團未經審計合同銷售額約為44.70億元人民幣,較第一季度環比上升161.7%。合同銷售面積約156,940平方米,較第一季度環比上升92.2%。2024年上半年,集團未經審計總合同銷售額約61.78億元人民幣,較去年同期下降58.2%。總合同銷售面積約238,610平方米,較去年同期下降30.8%,每平方米平均售價約為25,892元人民幣。

深圳控股將繼續堅持以進促穩,加快構建新發展模式,積極推動業務向城市資產管理和綜合運營轉型,全力保障集團高質量發展。
