樓市新政落地“滿月”,龍湖集團6月銷售額超百億元

6月30日,克而瑞發佈2024年6月中國房地產企業銷售TOP100榜單。數據顯示,TOP100房企實現銷售操盤金額4389.3億元,同比降低16.7%,單月銷售規模保持在歷史較低水平。累計銷售規模18518.3億元,同比降低39.5%,降幅收窄4.7個百分點。其中,龍湖集團6月單月銷售為100.5億元,環比增長15.7%,上半年累計銷售額為511.3億元,行業排名穩居前十。

6月,房地產利好政策的落地“滿月”,房企的銷售數據整體有所好轉,政策效應顯現。5月17日,央行連發三條重磅政策,下調首付比例、公積金貸款利率,取消房貸利率下限,隨後北上廣深均落地跟進,貸款利率普遍降低。據貝殼研究院統計的數據顯示,6月全國百城房貸利率已普遍降至“3”字開頭的水平。

購房成本下降,釋放了部分剛性和改善性住房需求,新房成交量有所攀升。據龍湖相關負責人透露,政策出台後,樓盤到訪量、成交量提升明顯,一線城市尤為突出。截至6月28日,北京幸福西街御湖境二期銷售額環比增長38%,上海金園路青雲闕銷售額環比增長37%,深圳光明御湖境銷售額環比增長117%,深圳龍崗青雲闕銷售額環比增長95%。

財通證券認為,隨着政策的推進和落地,新房及二手房成交環比有所回暖。在政策的持續支持下,銷售會逐步修復,尤其是高能級城市將率先修復。

克而瑞認為,得益於5月以來從中央到地方利好政策不斷,目前仍處於存量需求釋放週期,加之當前供應、成交基本也降至階段性低位,後期大概率延續企穩態勢。
