格隆匯3月27日丨美的置業(03990.HK)發佈公吿,截至2023年12月31日止年度,集團營業收入為人民幣73,564.50百萬元,毛利為人民幣8,483.57百萬元,利潤及綜合收益總額為人民幣2,125.07百萬元。董事會建議派發截至2023年12月31日止年度末期股息每股0.36港元,以現金派付。

於2023年12月31日,集團扣除預收款後的資產負債率為67.3%,淨負債率為35.8%,現金短債比為1.44。於2023年12月31日,集團有息負債總額為人民幣380.7億元,同比上年末下降21.4%。三道紅線保持綠檔,融資成本保持低位,截至2023年12月31日止年度,集團借款總額加權平均實際利率為4.80%。

五年的剋制,自2019年至今基本停止在低量級城市新增拿地。三年的堅持,自2021年至今持續優化土儲結構且主動推動低量級城市出清,已累計完成股權歸邊項目45個,其中,收購21個項目,新增權益貨值人民幣98.4億元;退出24個項目,減少權益貨值人民幣32.7億元。於報吿期末,集團已基本退出大理、柳州、中山、舟山、台州、石家莊、泰州等城市。

集團保持投資定力,聚焦一二線高潛城市,且秉承有節奏的換倉,加快城市演化路徑。報吿期內,集團憑藉對市場敏鋭的感知,堅持審慎務實的投資策略,分別在廣州、長沙、佛山等城市先後獲取5幅地塊,投入成本人民幣22.4億元,新增貨值約人民幣70.0億元。

至2023年12月31日,集團土地儲備的總建築面積達2,816萬平方米,涉及327個物業開發項目,分佈於粵港澳大灣區、長三角經濟區、長江中游經濟區、京津冀經濟區和西南經濟區五大區域。
