華潤置地(01109.HK):2023年股東應占溢利同比增長11.7%達313.7億元 擬派末期息每股1.243元
格隆匯3月26日丨華潤置地(01109.HK)發佈截至2023年12月31日止財政年度業績公吿,2023年綜合營業額為人民幣2511.4億元,同比增長21.3%。其中,開發銷售型業務營業額為人民幣2120.8億元,同比增長20.4%;經營性不動產業務營業額為人民幣222.3億元,同比增長30.6%,輕資產管理業務營業額為人民幣106.4億元,同比增長27.7%,生態圈要素型業務營業額為人民幣61.9億元,同比增長11.6%。經常性業務收入合計為人民幣390.6億元,同比增長26.4%,佔總營業額15.6%。
2023年綜合毛利率為25.2%。其中,開發銷售型業務毛利率為20.7%;經營性不動產業務毛利率為69.6%,同比提升4.0個百分點,經營性不動產業務(不含酒店)毛利率為75.7%,同比提升4.4個百分點。
2023年,股東應占溢利為人民幣313.7億元,同比增長11.7%;扣除投資物業評估增值後的核心股東應占溢利(下稱“核心淨利潤”)為人民幣277.7億元,同比增長2.9%,其中開發銷售型業務、經營性不動產業務、輕資產管理業務及生態圈要素型業務核心淨利潤貢獻佔比分別為65.6%,28.3%,3.5%,2.6%,經常性業務核心淨利潤貢獻佔比合計34.4%。每股股東應占溢利為人民幣4.40元,每股核心淨利潤為人民幣3.89元。董事會建議宣派2023年末期股息每股人民幣1.243元,計入中期股息每股人民幣0.198元,2023年全年股息按年增長2.9%達每股人民幣1.441元。
截至2023年底,淨有息負債率較2022年底下降6.2個百分點至32.6%,加權平均債務融資成本較2022年底下降19個基點至3.56%,創近十年新低。2023年,集團實現物業簽約銷售額人民幣3070.3億元,同比增長1.9%,實現簽約面積1307萬平方米。截至2023年底,集團已銷售尚未結算的營業額為人民幣2841.5億元,有待陸續於2024年及往後年度結算。其中,根據施工及交付計劃,預計人民幣1938.6億元將於2024年結算。2023年,集團新增土儲計容建築面積1325萬平方米。截至2023年底,集團的總土地儲備約6250萬平方米。
