《本地樓市》長實(01113.HK)屯門限呎地批建12幢住宅
屋宇署1月共批出20份建築圖則,當中,長實(01113.HK)的屯門青山公路大欖段近青發街限呎地,最新獲批興建12幢樓高16至21層的住宅,部分座數建於1至2層地庫之上,總樓面涉及約132.12萬平方呎。
資料顯示,按賣地章程,上述整個項目,所有單位實用面積不可少於280平方呎。長實於2022年以46.01億投得該地,每平方呎樓面地價約3,522元。
華懋與港鐵(00066.HK)合作的東涌牽引配電站項目,獲批建5座47層高住宅,另設5層平台,涉逾104.3萬平方呎,包括住宅樓面涉約92.54萬平方呎,以及非住宅則涉約11.8萬平方呎樓面。項目將會採用「組裝合成建築法」(MiC)發展。
至於華懋的東涌57區用地,亦獲准興建1幢19層的數據中心,另有1幢樓高27層、3層地庫及1層平台的商廈,涉及總樓面約126.13萬平方呎。
會德豐地產透過強拍途徑收購的西營盤朝光街21至24號與荔安里3及13號項目,則獲批建1幢樓高24層,另有1層地下低層的商住大廈,住宅可建總樓面約5.96萬方呎,另有4,828平方呎非住宅樓面。
嘉華國際(00173.HK)併購的英皇道31至33號,最新批建1幢26層高商住項目,住宅部分可建總樓面約3.7萬平方呎,另有2,673平方呎非住宅樓面。
