恆基地產(00012.HK)公布截至去年12月底止全年業績,營業額275.7億元,按年升7.9%。純利92.61億元,按年升0.2%;每股盈利1.91元。派末期息1.3元,按年持平。連同中期股息,全年累派1.8元,按年持平。 期內,基礎盈利為97.06億元,按年增加0.8%。每股基礎盈利2元。集團建成投資物業及發展中投資物業經重估後錄得應佔公允價值虧損4.45億元,而2022年同期為3.9億元,當中包括已出售投資物業累計公允價值變動之調整。 集團去年的本港物業發展營業額147.62億元,按年減少7.74億元。業務應佔稅前盈利為21.69億元,較去年減少11.86億元,盈利減少主要由於年度入賬之項目邊際利潤較低所致。 連同售出其他物業,集團2023年度於本港自佔之合約銷售總額約140.52億元。除出售「港匯東」之交易外,集團於去年12月底,另有未入賬之自佔本港物業合約銷售總額約94.18億元,當中約71.4億元之銷售額預計亦可隨物業落成並交付買家而於2024年入賬。 集團在市區舊樓重建項目方面,已購入全部及八成以上權益之自佔樓面面積合共約240萬平方呎,另有約120萬平方呎之自佔樓面面積,已撥作2024年開售計劃。以自佔樓面面積計算,集團於去年12月31日在本港擁有土地儲備約2,050萬平方呎。 集團於本港之應佔租金總收入較去年上升4%至67.4億元,而應佔稅前租金淨收入亦較去年上升7%至49.15億元。集團主要收租物業於去年12月31日之平均出租率為92%。
