格隆匯3月19日丨上實城市開發(00563.HK)公吿,截至2023年12月31日止年度,集團收入為79.5億港元;股東應占溢利約為4.95億港元,同比上升21.6%;每股基本盈利為10.32港仙(2022年:8.47港仙)。於報吿期末後,公司董事已建議就截至2023年12月31日止年度分別派付末期股息每股普通股2.1港仙及特別股息每股普通股0.8港仙,惟須經股東於應屆股東大會上批准後方可作實。

2023年,面對房地產市場的調整壓力和消費端信心的亟待恢復,集團主動順應市場環境變化,憑藉前瞻的策略性佈局、敏鋭的市場洞悉力和優異的執行力克服宏觀環境的影響,調整項目開發和推出節奏,並於下半年把握市場機遇完成更多高端項目的交付,實現了全年業績的韌性增長。集團旗艦及重點項目西安自然界、天津上實仰山、上海上實望海及上實雲端繼續保持強勁銷售,為上實城開帶來穩定收益和利潤。

年內,集團繼續以上海為中心在地深耕、輻射核心一、二線城市的縱深佈局,伺機增加高質量土地儲備,並貫徹租售並舉政策,持續發展投資性物業業務,進一步推進多元化規劃發展。

截至2023年12月31日止年度,集團商品房及保障房的合約銷售金額為人民幣8,228,570,000元,同比上升4%。總合約銷售面積為270,000平方米,總平均售價上升94.4%至每平方米約人民幣30,500元,主要因為年內銷售商品房比例較多所致。

截至2023年12月31日,集團土地儲備共有28個項目,分佈於10個內地重點城市,包括上海、北京、天津、西安、重慶、無錫、瀋陽、煙台、深圳及武漢,當中大部分為建成及處於建設期的中、高檔住宅及商用物業,未來可售規劃建築面積約3,482,000平方米,足夠未來3至5年發展。

2023年,在房地產市場持續整合調整的大背景下,全國土地市場成交規模同比回落,大部分房企的土地投資策略保持謹慎,聚焦一、二線城市優質地塊。集團堅持審慎開放態度,繼續秉持深耕上海都市圈及其他核心一、二線城市戰略,在保障土地發展儲備充裕同時,根據發展需求和市場回暖進度關注擴充優質土地儲備項目的機會。
