《本地樓市》九龍東「泰(峰)」即日沽逾250伙 上周末十大屋苑續維持雙位數成交
恆地(00012.HK)旺角「利奧坊-首隅」過去周末首度對外開放示範單位,參觀人數逾4,000人。發展商指,當中不少為年輕家庭及投資收租客,最快本周初公布銷售安排。另外,同系「利奧坊-壹隅」昨日(17日)上載銷售安排,加推10伙並於本周四發售。
王新興集團旗下九龍東「泰(峰)」首輪推售336伙,於上周六(16日)截票後,最終接獲6,899票,錄超額認購逾19.5倍,即日沽出255伙,佔可出售單位約76%,套現逾14億元。
由華潤置地(海外)及保利置業(00119.HK)合作發展,位於啟德的「PANO HARBOUR澐璟」於上周六錄得3宗新成交,成交金額逾8,400萬元。發展商指,「澐璟」3月至今累售24伙,成交金額逾9億。項目開售至今累售127伙,套現逾61.2億元。
二手方面,中原地產十大屋苑過去周末錄得28宗成交,按周下跌24%,六個屋苑錄跌幅,美孚新村則錄250%升幅。中原地產亞太區副主席兼住宅部總裁陳永傑表示,撤辣樓市興奮復甦期漸放緩,加上一手市場千帆並舉,有3個以剛需盤為主的新盤於本月發售,發展商定價克制,扣起大批二手購買力,令二手交投稍為放緩,但整體樓市仍穩健發展。
據美聯物業分行統計,上周末十大屋苑錄得約28宗買賣成交,按周減少24.3%,但仍連續3個周末維持雙位數。至於按15大屋苑計算,上周末兩天則錄得約31宗成交,按周跌29.5%。美聯物業住宅部行政總裁布少明表示,撤辣效應持續發酵,購買力持續釋放,惟本周末有全新盤開售,加上多個新盤以低價及貼市價應市,採取先求量後求價策略,故搶去不少二手客源,不過市場購買力仍然充沛。
綜合利嘉閣地產分行網絡數據,在過去的周六、日十大屋苑錄得22宗二手成交,按周增加5%,自全面撤辣後已連續三周維持在雙位數水平,亦是自去年二月中以來的57周次高的周末。
