美聯:今年首兩個月樓市交投淡靜 料撤辣後二手住宅註冊量從低位回升

據美聯物業研究中心綜合土地註冊處買賣註冊登記個案並將全港劃分為130分區分析,今年首兩個月10個二手住宅註冊量最多的區份中,平均實用呎價悉數較去年同期下跌,以北角/炮台山區呎價跌幅最大,按年錄得約17.5%的跌幅;而荃灣市中心平均呎價按年跌約15.8%,屯門市中心與天水圍更雙雙跌穿1萬元,前者呎價按年跌約15.5%,後者亦跌約14.1%。 美聯物業首席分析師劉嘉輝指出,撤辣前二手交投淡靜,今年首兩個月全港二手住宅註冊量僅錄約4,931宗,較去年首兩個月的7,378宗按年顯著減少約33.2%。但樓市氣氛隨著財案落實全撤辣後回暖,料二手住宅註冊量將會從低位回升。
