《大行報告》瑞銀:預算案對地產商正面
瑞銀發表報告指,政府公布的財政預算案對市場帶來一些正面驚喜,撤辣有助減少高負債地產商的流動資金壓力,另外對於預算案一些應對財赤的措施亦感到正面,相信住宅樓市是預算案的最大受惠者,但對酒店及港鐵(00066.HK)輕微負面。
該行現時預測今年住宅樓價持平至下跌5%,之前預測是下跌5%至10%。股份方面,港鐵取代新地(00016.HK),成為最不偏好股份,預算案有效中和該行對住宅板塊的減持立場,繼續偏好防守性、高回報及旅遊相關股份。
該行指,政府應對財赤的措施,例如不派消費券、檢討長者2元乘車優惠等,或會影響長者出行意慾,對港鐵有輕微負面影響。
