《本地樓市》仲量聯行:本港1月甲廈空置率升至12.9%
仲量聯行表示,由於新寫字樓供應落成,本港1月底整體甲級寫字樓空置率上升至12.9%。整體甲級寫字樓市場月內錄得16.08萬平方呎淨吸納量,主要因為中環The Henderson早前預租的樓面於1月項目竣工後得以落實。
然而,新寫字樓供應增加同時影響整體市場空置率,特別是中環1月底的空置率上升至10.4%,而尖沙咀和九龍東的空置率均下跌0.4個百分點。
月內市場錄得的主要成交個案包括富蘭克林鄧普頓基金將由中環遮打大廈搬遷至同區的國際金融中心二期,承租約2.36萬平方呎樓面。
仲量聯行香港董事總經理兼商業部主管鮑雅歷表示,自寫字樓租金由高位顯著回落後,整體寫字樓租賃市場主要由升級需求推動,相信今年升級需求將繼續主導寫字樓市場。
仲量聯行研究部資深董事鍾楚如表示,1月整體甲級寫字樓市場租金按月下跌0.6%。主要分區市場中,中環和港島東租金分別下跌1.2%和 0.9%,而尖沙咀租金則保持平穩。
