《大行報告》中銀國際降萬象生活(01209.HK)、綠城服務(02869.HK)、雅生活(03319.HK)及碧服(06098.HK)盈測及目標價
中銀國際發表報告指,過去一年,觀察到中國房地產市場調整對物業管理行業的影響更多集中在開發商增值服務領域。因此該行預計華潤萬象生活(01209.HK)、中海物業(02669.HK)、保利物業(06049.HK)去年淨利潤按年增長率都將超過20%,而綠城服務(02869.HK)增長率預計將超過15%,因為它們受關聯方影響較細。 由於開發商增值服務收入減少、利潤率收窄和潛在減值,該行預計碧桂園服務(06098.HK)和雅生活服務(03319.HK)淨利潤將下降。該行將萬象生活、綠城服務、碧服和雅生活今年每股盈測分別下調2.3%、19.4%、73.8%和24.9%。 中銀國際認為,在通脹較低的環境下,物業管理行業的防禦性更強,並預計該行覆蓋的公司都將實現正的經營現金流。考慮到大多數公司的今年市盈率為個位數至低雙位數,估值頗具吸引力,重申對行業 「增持」評級。 該行對萬象生活目標價由55.57元降至54.3元;綠城服務目標價則由5.46元降至4.43元;雅生活目標價由10.87元降至7.22元;碧服目標價由23.49元大削至6.99元。上述四股評級均為「買入」。
