《大行報告》瑞銀:內地農曆新年房市需求轉向二手市場
瑞銀報告引述貝殼研究指,內地50個城市在內地農曆新年8天長期中的二手房交易,較去年農曆新年長假增加70%,但易居克而瑞數據顯示,內地44個城市2月2日至15日新房成交按農曆基礎比較按年跌40%。
該行認為,內地房市需求轉向二手市場,房市分歧的趨勢顯示買家對項目完成風險及質量仍然憂慮,並預期情況將持續。該行又指,中國新年期間一手及二手房成交處於低水平,按年比較因此較波動。展望未來,若二手房交易仍然強勁,預期一、二線城市房價或趨穩定。
該行仍對內房股持正面看法,首選中海外(00688.HK)及華潤置地(01109.HK)。
