《本地樓市》美聯樓價指數按周續跌0.28% 創逾七年低
「美聯樓價指數」最新報136.55點,按周跌0.28%,連跌廿二星期;較四星期前跌1.79%;2024年迄今跌0.73%,創逾七年新低。
若按三區劃分,三區樓價按周全線下跌,當中港島區按周跌幅最大。「美聯港島樓價指數」最新報147.31點,按周跌0.65%;較四星期前跌1.29%;而本年迄今樓價跌0.73%,跌幅與大市相若;「美聯九龍樓價指數」最新報139.41點,按周跌0.31%;較四星期前跌1.85%;本年迄今樓價跌0.1%;「美聯新界樓價指數」最新報125.4點,按周跌0.11%;較四星期前跌1.91%;本年迄今該區樓價跌1.25%。
「美聯信心指數」最新報58.3點,按周跌約0.7%。美聯物業首席分析師劉嘉輝指出,踏入新一年,二手市場仍以吸納「筍盤」為主,部份急於沽貨業主減價,減價盤增,信心指數連升三星期後回落。
根據美聯物業網站的減價盤比率反映,全港三區之中,新界區減價盤比率為3區最高;若以細區劃分,減價盤比率最多的三個區份分別是荃灣、馬灣/珀麗灣、四小龍/荔枝角。
若以單位面積劃分,減價盤比率首三位排名連續兩星期維持不變。減價盤比率最多的是實用面積約430平方呎或以下的A類單位;其次是實用面積介乎約431至約752平方呎的B類單位;緊隨其後的是實用面積約753至約1,075平方呎的C類單位。
