大新料港今年經濟增長2.5% 樓價跌5%
大新經濟研究發表 2024年經濟及市場前瞻,預計本港今年經濟增長2.5%,本地樓價全年或下跌約5%。
大新銀行首席經濟及策略師溫嘉煒表示,本港疫情後經濟復甦遜預期,零售市道復甦增長並未有明顯突破,訪港旅客消費模式轉變,長遠削弱旅遊業對本港零售業的貢獻。本港貿易表現略見改善,但增幅仍相對溫和,反映外需尚未完全回穩。
他指,本港經濟倚重外圍因素,內地經濟動力仍較疲弱,美國長時間加息後衰退壓力加深,加上本港股市、樓市等資產市場仍較弱,估計本港今年經濟增長放緩。此外,本港按揭利率仍有上升壓力,持續高於租金回報率,或繼續打擊樓市氣氛。
