《本地樓市》黃大仙薈鳴超額認購逾5.8倍後加推 十大屋苑續錄雙位數成交

過去週末有市區新盤推出,現已錄得超額認購近6倍,發展商隨即加推應市。二手方面,十大屋苑繼續錄得雙位數成交,交投走勢理想。 宏安地產(01243.HK)旗下黃大仙薈鳴,截至昨日(7日)晚上6時已累收超過500個認購意向登記,以首兩張價單共73夥計,超額認購逾5.8倍。發展商目前現加推價單第3號,共涉46夥單位,以最高折扣30%計算,折實售價由$390.9萬起。 二手方面,中原地產十大屋苑本週末錄15宗成交,按週上升7.1%,連續3周錄雙位數成交,連升4周,更創44周新高。 中原地產亞太區副主席兼住宅部總裁陳永傑表示,1月首個週末暫未有一手新盤競爭,而且二手業主願折讓發售,故二手交投走勢理想。加上政府宣佈暫停賣地,釋出救市訊號,刺激買家加快入市步伐,十大屋苑本週未錄15宗二手成交,反映市場對政府措施反應良好,料農曆新年前二手樓市交投量會出現小陽春。 據美聯物業分行統計,2024年首個週末兩天(6日至7日),十大屋苑錄得17宗買賣成交,連續3個週末錄雙位數,創44周高。至於按15大屋苑計算,共錄得18宗成交,亦與對上一個週末的高位相若。 美聯物業住宅部行政總裁(港澳)布少明表示,目前不乏買家在二手市場尋寶「執筍盤」,而且早前一手市場激發的購買力及向隅客迴流二手,故十大屋苑連續3個週末錄得雙位數水平。儘管二手樓價仍然調整,一手盤續以低價推售搶客,成爲市場焦點,但由於市場正憧憬美國減息及樓市撤辣,加上樓市小陽春有機會在農曆新年重臨,故部份買家亦加快拍板入市,帶動二手交投。 綜合利嘉閣地產分行網絡數據,在過去的週末十大屋苑錄11宗二手成交,按週迴落15%,但已是連續三週企於雙位數水平。
