《內地樓市》美聯:住宅供應「三低」恐影響長遠供應

發展局昨日(4日)公布本財年第四季(2024年1月至3月)賣地計劃,本財年合共提供11,530個單位,佔全年土地供應12,900伙目標約九成。 美聯物業首席分析師劉嘉輝指出,賣地計劃供應連跌兩年,本財年較上一個年度跌約28%,比起21/22年度更大跌近四成,並創自2010年起引入「政府主動賣地機制」後的十四年最少。除了賣地供應偏低外,去年私人住宅動工量及落成量同樣偏低,形成供應「三低」,對短期供應影響不大,但對長遠供應則有影響。 今季未有住宅官地推出招標,主要因近期市場投地氣氛淡靜所致。由於地皮由招標至落成需時多年,因此今季未有官地推出對短期供應暫未有影響,尤其現時貨尾超過2萬伙,加上已獲批預售樓花但尚未發售以及待批預售樓花合共約2.8萬伙;然而,若市場投地氣氛持續淡靜而長期窒礙官地招標,屆時將會影響未來供應,同時亦會影響地價收入。 除了賣地供應偏低外,私人住宅動工量及落成量同樣偏低。動工方面,由於去年市況未明,發展商起樓步伐放慢。據房屋局資料顯示,2023年首三季動工量共錄11,500伙,雖然略高於2022年全年11,000伙,但比起2021年全年21,300伙仍少約46%,與2018及2019年逾18,000伙相比亦有一段差距。
