《本地樓市》美聯:樓價跌勢擴大 較歷史高位已下挫約2成
美聯物業表示,差估署今日公布10月份私人住宅售價指數按月跌約2.16%,連跌6個月,創逾6年半新低。由於差估署修正8月及9月的樓價表現,跌勢擴大,因此今年首10個月樓價跌幅已擴大至4%,比起歷史高位已下挫約19.3%。若以「美聯樓價指數」計算,最新樓價比起2021年高位亦已下跌約19.7%,重返2017年3月水平,創逾6年半新低。
美聯物業首席分析師劉嘉輝指出,值得留意,10月份差估署售價指數尚未反映減辣後的市況,隨著減辣後一手市場及二手市場的買賣交投均較減辣前的極低水平有所回升,惟因目前息口高企,經濟復甦步伐又不似預期,發展商以低市價推盤,二手交投又以筍盤或減價盤為主,因此樓價未見止跌回穩,走勢持續回落,相信11月差估署的售價指數將會進一步下調。美聯物業建議政府全面撤銷辣招,穩定樓市以助經濟復甦。
