《本地樓市》恆地(00012.HK)新盤曉柏峰超額登記逾7倍 二手十大屋苑成交按周回升
過去周末未有新盤推出,不過,恆地(00012.HK)西洋菜北街456號項目「曉柏峰」(The Paddington)暫錄得超過570票登記,較推售的68伙單位超額逾7倍。 另外,新地(00016.HK)與港鐵(00066)合作的天水圍天榮站發展項目第1期「YOHO WEST」,預計最快今日開價。 而二手方面,中原地產十大屋苑上周末錄得6宗成交,按周多2宗或上升50%,成交宗數繼續於低位橫行。中原地產亞太區副主席兼住宅部總裁陳永傑表示,過去周末未有新盤推出,買家回流二手市場,但多以覓筍盤的用家為主,減價盤易有承接,料樓市會穩步回升,但復甦需時。 據美聯物業分行統計,剛過去周末十大屋苑合共錄得約6宗買賣成交,按周回升50%,創2周新高。至於按15大屋苑計算,共錄得約8宗成交,按周上升約33.3%,同創2周新高。 美聯物業住宅部行政總裁(港澳)布少明表示,樓市減辣後,新盤市場再次啟動,發展商紛紛推出旗下全新盤及餘貨盤應市,吸納一批市場購買力,同時增添市場熱鬧氣氛。雖然剛過去的周末未有全新大盤推售,但個別大盤已部署開售,蓄勢待發,故二手交投稍見回穩「接力」。布少明預期,不乏大型新盤部署短期內出擊,故在二手市場仍然主要消化筍盤為主,交投仍會在現水平反覆徘徊。 綜合利嘉閣地產分行網絡數據,過去的周六日十大屋苑錄得9宗二手成交,較對上周末的4宗上升125%,扭轉上周跌勢,重回本月初水平。
