標普全球評級預料,本港明年樓價下跌5%至10%,一手樓成交量或介乎1.1萬至1.3萬宗,主要是銷售數目下跌、新盤供應穩健,以及當樓盤庫存開始累積起來,或令售價受壓,但相信近期削減印花稅會適度刺激需求。 標普全球評級表示,在樓市下行周期期間,本港地產商仍有能力渡過難關,受惠其槓桿低、流動性充裕、財務管理審慎及非房地產開發收入可觀(佔其營運利潤逾40%);又認為本港地產商暫無買地需求,因過去五年已累積一定土儲,這有助他們控制債務水平和槓桿。 同時,受惠其品牌的強勁知名度和住宅儲備豐富,令他們贏得一定的市場份額,但相信他們在2023年至2025年期間利潤率收窄,主要是地產商或採取以降低利潤率,來帶動銷售量的策略。 標普全球評級預料,明年本港辦公室租金水平下跌0%至5%,受到空置率高所影響,但對地產商影響不大,因他們均持有高質素的物業,同時相信本港零售市場正復甦當中,將會帶動零售租金增長上升。
