《本地樓市》越秀地產油塘項目每尺補價2,040元平過同區十一年前 勢成恆地牽頭巨型項目參考指標
本港樓市持續下行,代理及官方住宅售價指數各跌至約六年半低位,本年至今多幅官地亦先後流標。越秀地產(00123.HK)上日(7日)宣佈接納油塘東源街項目以約13.5億元補地價,以可建總樓面面積約66萬方尺計,每尺樓面補價約2,040元,較區內高位、即現時長實集團(01113.HK)親海(馬尺)2019年每方尺補地價(約5,283元)大跌約61.4%外,以每方尺樓面補地價計,甚至低於十一年前區內水平。
越地預期項目將發展爲五棟住宅大樓,涉及約65.8萬方尺住宅樓面,提供1,393個住宅單位、193個私家車停車位及22個電單車停車位。
市場資料顯示,親海(馬尺)項目於2019年以22.103億元補地價,平均每尺補價5,283元;宏安牽頭髮展的曦臺,2017年向政府補地價9.83億元,每尺補價3,615元;會德豐的PENINSULA EAST,2012年以5.5億元補地價,平均每尺補價2,200元,意味越秀地產是次補價,較十一年前更低。
是次越地以低價完成補地價,料將成爲恆地(00012.HK)牽頭財團的油塘灣巨型重建項目的補地價參考指標。該項目已規劃逾廿年,佔地達83.2萬方尺,可建樓面高達408萬方尺,預計興建30幢商住大廈,提供超過6,000個單位。
早前政府就項目第三度批出補地價金額,平均每方尺樓面補價約6,000元,涉額約245億元,但因金額過高,發展商拒絕接納,並且已經提出上訴。
