《本地樓市》經絡:拆息維持高企 港銀仍有加息壓力

美聯儲議息會議結束,宣布基準利率維持在5.25厘至5.5厘區間不變。香港方面,匯豐銀行同日宣布最優惠利率(P)將維持不變,保留在目前5.875%的水平。經絡按揭轉介首席副總裁曹德明表示,是次匯豐銀行宣布最優惠利率(P)維持不變,業主的供樓負擔未有再進一步增加,加上日前《施政報告》推出的多項新樓按措施,相信對現時疲弱的樓按市場相對正面。 另一方面,聯儲局自去年開始透過多次大手加息打擊通脹,美國消費者物價指數(CPI)曾於今年6月份回落至3%,創逾兩年的新低,但8月及9月份CPI已回升至3.7%,通脹率與目標2%仍有一段距離。曹德明表示,美國失業率仍保持低位,油價高企以及房價指數上揚下,加上俄烏及以巴等地緣政治問題令通脹前景仍存在很多不確定性,相信聯儲局將繼續密切觀察市場狀況以及通脹走向,聯邦基金利率將繼續維持高水平一段時間,相信目前暫未有調頭減息的機會。美息高企下,料本港拆息將繼續維持高水平一段時間。 今日本港一個月HIBOR報4.88厘,自今年9月12日起一直維持4.5厘以上水平,料年內HIBOR將繼續高位橫行,在資金成本持續高企下,上月香港按揭證券有限公司已上調定息按揭的年利率0.49厘,此外近月早有個別大型銀行低調上調小額貸款的H按鎖息上限0.15厘,使該行指定貸款額的新造按息由4.125厘增加至4.275厘,顯示香港銀行仍有加息壓力。曹德明認為銀行將繼續密切注視市場動向,並會根據自身資金成本以及公司策略,不排除再多一次上調最優惠利率(P),幅度約0.125厘左右,其後港美息口將暫時見頂並維持高位一段時間。曹德明表示,有意置業人士仍需留意息口走勢及市場環境變化,衡量自身負擔能力才入市。
