《本地樓市》美聯:「樓價跌、租金升」背馳達五個月 創紀錄最長

美聯物業住宅部行政總裁(港澳)布少明表示,差估署公布9月份私人住宅售價指數,按月跌約1.7%,連跌五個月,年內跌約0.78%,並創約六年半新低;至於「美聯樓價指數」最新(10月23日)報144.45點,連跌十周,本年迄今跌1.09%,創逾六年半新低,可見今年樓市表現疲弱。 布少明指,雖然樓價持續下跌,但租金卻不斷向上。差估署公布9月份私人住宅租金指數,按月升約0.65%,連升八個月,創逾三年半新高;至於美聯「租金走勢圖」9月份以實用面積計算的私人住宅平均呎租報約35.76元,按月升約0.5%,同樣連升八個月,創逾三年半新高。以「美聯樓價指數」及美聯「租金走勢圖」計算,「樓價跌、租金升」的背馳情況持續,而走勢已長達五個月,創紀錄最長。 若以季度計算,今年第三季美聯「租金走勢圖」上升約2.8%,比起第二季升約2.7%擴大,創自2019年第二季後的17季(逾四年)的最大季度升幅;反觀,第三季「美聯樓價指數」按季跌約4.8%,跌幅比起次季跌約0.4%明顯擴大,而「樓價跌、租金升」背馳走勢連續兩季出現。 布少明表示,隨著新一份《施政報告》落實多項減辣措施,料有助刺激住宅交投回升,樓價更大有機會止跌回穩。
