《本地樓市》市建局九龍城啓德道/沙浦道項目今截收意向書 至少收15份
市建局九龍城啓德道/沙浦道發展項目今(24日)截收意向書,按現場所見,至少收15份意向書,其中包括鷹君(00041.HK)、華懋集團、資本策略(00497.HK)、中海外(00688.HK)、英皇國際(00163.HK)、富豪酒店集團(00078.HK)。
英皇集團(國際)物業經理蔡宏基表示,集團曾有發展當區的項目經驗,形容該項目屬於靜中帶旺的市區地皮,加上鄰近地鐵站,相信會有一定的剛性需求,未來出價亦會考慮區內新樓售價。
他相信,新一份《施政報告》會對樓市有短期幫助,預料港府或會推出減辣或撤辣措施,或有助刺激樓市交投,預期本港後市樓市發展平穩。
該項目地盤面積爲57,125平方尺,可發展的總樓面面積上限爲514,121平方尺,預計可提供約810個住宅單位。另外,市建局亦會在項目撥出約8,611平方尺的總樓面面積,以提供一所幼兒中心予社區享用。
同時,市建局將會興建一個面積約10,764平方尺的分層地下廣場,當中設有各類零售店鋪,並連接一條新建的行人隧道至啓德發展區的地下購物街,以及興建一個地庫停車,提供約300個公衆停車位。
綜合市場資訊,目前最新市場估值約25.7億至28.3億元,每方尺樓面估值介乎約5,000至5,500元。
