碧桂園服務(06098.HK)汪英武:行業處於增量萎縮時代 應保持業態多元化
碧桂園服務(06098.HK)首席市場長暨城市服務集團總裁汪英武出席論壇活動時表示,目前內地物業管理行業正處於增量萎縮的時代,物業公司要考慮業態的多元化,「把業務面做寬」,保持業務的彈性,而碧桂園服務則將城市服務做成第二增長曲線,以抵銷增量下滑的市場缺口。
他認為,增量時代靠規模,而在存量時代靠經營,物業同行要思考如何利用科技提效、資產經營、空間營運去改變物業行業的盈利模式,預期行業未來較難再出現大的龍頭平台型企業,但在專業細分領域上仍有發展空間。
