《本地樓市》美聯:本港樓市傾斜租務市場 買賣氣氛續觀望
美聯物業住宅部行政總裁(港澳)布少明表示,回顧9月樓市,由於經濟復甦不似預期,息口未明朗,加上觀望《施政報告》會否有減辣、撤辣措施,樓市買賣氣氛持續觀望,部份準買家轉買為租,導致樓市傾斜租務市場。以美聯物業促成的住宅租務及買賣個案作計算,美聯住宅租售比率最新9月份錄約82%,較8月約78%再度回升,重返至7月約82%有紀錄近十六年高位。
近年特區政府推出多項吸引人才措施,人才來港工作,為租務帶來新增需求。以近5個月美聯物業促成的住宅租務個案分析,當中專才客佔約3.2%,當中港島區佔約5.3%,為3區最多;九龍及新界區則分別佔約4.1%及2%;隨著專才陸續來港,相信相關的租務佔比會上升。
雖然暑假租務旺季已踏入尾聲,9月份租務市場持續強勁,十大屋苑表現可見一斑。綜合美聯分行資料,統計十大屋苑於市場的租務個案,9月份市場共錄401宗租務個案,雖然比起8月466宗跌約13.9%,但依然穩守400宗水平,並較6月份暑假租務旺季期間的382宗仍高出約5%。
