《內地樓市》「清零」過後內地寫字樓需求未復甦 「北上廣深」甲廈空置率上升

《日經亞洲》引述第一太平戴維斯報告指,現時內地寫字樓空置率較過去新冠疫情期間執行嚴厲清零時更高,對內地已經陷入困境的房地產市場可謂雪上加霜。 報告指,四大一線城市「北上廣深」甲級寫字樓次季空置率按年上升。深圳空置率升4.1個百分點至27%,屬四大城市中最差。曾被視為最強勁寫字樓租務市場之一的廣州,次季空置率亦升5.9個百分點至20.8%創十年高。 空置率上升意味租金受壓。北京甲級寫字樓次季每平方米租金按年跌7.4%至312.5元人民幣;廣州及深圳的租金同告下跌。該行將下行趨勢歸咎於經濟環境不確定性,或暗示更大的結構性問題。 在以往嚴厲清零時,中國大幅減少出行及其他活動以遏止病毒傳播。企業採遙距辦公、減少規模甚至關閉辦公室。今年1月起內地撤銷清零政策,惟由於疫情前動工的更多商廈落成,以及需求復甦緩慢,辦公室空置率仍上升。 以往辦公室空置率高企或引致改成住宅或酒店,但有關改動許多情況下屬違法,因土地並非劃作該等用途。 有出租物業業務的消費電子產品生產商朗科科技(300042.SZ)3月時曾公布,騰訊(00700.HK)決定提早結束轄下物業租約,租約原訂於2026年屆滿。在內地科網股逆風下,6月底止騰訊員工按年減少6%至10.45萬人,員工減少亦意味辦公室需求下滑。
