《藍籌業績》新世界(00017.HK)全年核心純利升21%至110.11億元 派末期息0.3元 有條件特別息1.59元
新世界發展(00017.HK)公布截至去年12月底止全年業績,營業額952.14億元,按年升39.6%。純利9.01億元,按年跌27.9%;全年核心純利升21%至110.11億元;每股盈利0.39元。派息共1.89元,包括末期息0.3元及有條件特別息1.59元,上年同期派末期息1.5元。特別息派發條件為須待完成出售所持新創建(00659.HK)約23.8億股股份後方可作實。
年內,集團於香港的應佔物業合同銷售為約88.59億元,上年同期為82.4億元。於今年6月30日,集團在香港的待售住宅單位合共1,681個。集團香港未入賬之應佔物業合約銷售收入當中,46.35億元及72.19億元將分別於2024年及2025財政年度入賬。預計2024財政年度入賬的主要項目包括傲瀧及柏蔚山,預計2025財政年度入賬的主要項目包括柏傲莊三期。
於今年6月30日,集團在香港持有應佔總樓面面積約814萬平方呎之土地儲備可作即時發展,其中物業發展應佔總樓面面積約337萬平方呎。與此同時,集團於新界持有合共約1,636萬平方呎待更改用途之應佔農地土地面積,其中約90%位於「北部都會區」範圍。
集團指,在環球經濟前景不明朗的情況下,加息周期或已接近尾聲。於2024財年,集團將繼續在香港分階段推出六個住宅項目,共提供超過3,000個單位。同時亦將繼續推售甲級寫字樓項目,包括南商金融創新中心剩餘單位,以及長沙灣永康街、瓊林街等項目。
另外,集團年內在內地整體物業合同銷售金額為約151.3億元人民幣,上年度為171億元人民幣。以大灣區為首的南部地區及長三角地區為首的東部地區貢獻超過94%。
