《本地樓市》美聯布少明預測全年樓價「倒跌」2%至3% 將創逾六年半新低

美聯物業住宅部行政總裁(港澳)布少明表示,差估署今日(27日)公布8月份私人住宅售價指數,按月跌約1.4%,除連跌四個月外,跌幅亦進一步擴大。隨著銀行上調新造拆息按揭的鎖息上限,樓市表現進一步偏軟,即使上周五(22日)特區政府突然放寬樓花按保助市民置業,但壓力測試未有同步配合政策放寬,而單靠放寬樓花按揭是未「對症下藥」。相信樓價續有下調壓力,預測全年樓價或「倒跌」2%至3%。 「美聯樓價指數」最新(9月25日)報147.73點,比起年內高位下跌4.84%,創近八個月新低,與2021年歷史高位相比更累跌約16.7%;若然全年樓價最終「倒跌」2%至3%,樓價將重返至2017年3月的水平,即創逾六年半新低。 樓價回落之際,租金卻持續攀升。差估署公布8月份私人住宅租金指數,按月升約1.4%,連升七個月,升幅擴大,表現與樓價背馳。事實上,8月份為暑假租務旺季,加上政府積極推出多項吸納人才措施,為本港帶來新增的租住需求。 美聯「租金走勢圖」8月份以實用面積計算的私人住宅平均呎租報約35.59元,同樣連升7個月,並創自2020年1月後的43個月(即超過三年半)新高;與「美聯樓價指數」走勢同樣背馳,「樓價跌、租金升」已持續四個月。為應對租金上升,以減低本地人及外來人才的住屋成本,應撤銷15%的新住宅印花稅,可激活長線出租投資,此舉將增加市場租盤供應,有助紓緩租金升勢放緩。
