評級機構穆迪將內地房地產行業前景從穩定下調至負面,主因內地經濟增長面臨挑戰,即使在政府的政策支持下,置業人士仍憂慮項目能否如期竣工及交付。 穆迪表示,預計未來6至12個月中國合約銷售將下降約 5%,雖然中國政府最近加強對房地產行業的政策支持,但預計這將對銷售帶來短暫的作用會在數個月後消退,特別是在二三線城市以及經濟較弱的地區。 穆迪續指,相信國營開發商及民營開發商之間的信用評級會進一步分化,因預計未來一年置業人士仍然會避開民營開發商,在市況低迷下民營開發商的融資渠道仍將受到限制。
