《本地樓市》美聯黃建業料今年樓價於5月已見頂 全年樓價重回六年前

美聯集團(01200.HK)主席黃建業指出,2023年迄今樓價升幅已經收窄至3.09%,新盤帶頭「劈價」,未來樓價續有下調壓力。若本港經濟及房屋政策繼續「原地踏步」,勢必令本港優勢漸漸「煙消雲散」,競爭力落後對手。倘若經濟持續下滑,相信今年樓價已經於5月見頂,跌勢已成,預料全年樓價升幅「捧蛋」,屆時樓價將「時光倒流」回到2017年,即六年前水平。 黃建業重申,樓市低沉數年未見起色,撤辣是「刻不容緩」。「辣招」推出逾十年,香港的經濟及社會環境已出現翻天覆地變化,樓市亦出現「結構性」改變,短炒絕跡,以自用為主,「辣招」卻從未檢討。樓價跌勢已成,撤辣只會增加成交,樓價沒有大升的基本因素。若放任樓價直插到底,將令不少市民損失慘重,衍生眾多社會問題,物業買賣牽涉的不止地產界,而是民生及社會,冀政府正視,立即根據時代轉變調整經濟及樓市措施。
