融創、富力及世茂挫10%-22% 內地官媒指「房住不炒」須長期堅持
內地官媒《經濟日報》重提「房住不炒」原則並無過時。內房股今天普遍逆市下跌,世茂(00813.HK)午後低見0.53元再創上市新低,現報0.54元,急挫22%,成交增至5,332萬股。
日前據報再被執行31億人民幣累計被執行金額逾113億人民幣的富力(02777.HK)挫近15%報0.93元再創上市新低。融創(01918.HK)挫10%報0.9元再尋底;碧桂園(02007.HK)跌近7%報0.7元再創紀錄低。中駿(01966.HK)跌逾6%報0.375元再尋底。
合景泰富(01813.HK)及雅居樂(03383.HK)跌近6%,報0.96元及0.8元。合生創展(00754.HK)跌逾2%報4.46元。藍籌龍湖(00960.HK)、中海外(00688.HK)及萬科(02202.HK)跌逾1.5%-2%,後者股價低見9.01元再創上市新低,現報9.02元,續跌2%。然而,時代中國(01233.HK)逆同業續彈3.2%報0.485元。
內地官媒《經濟日報》發表評論文章指,「房住不炒」是促進房地產市場平穩健康發展的總原則,須長期堅持,沒有過時,因為中國房地產市場分化明顯,在一些熱點城市,供不應求的情況依然存在,一旦重新炒作樓價,又可能走上過度依賴房地產的舊路,對經濟社會發展產生不利影響。此外,目前出台一系列幫助市場企穩回升的政策,是為了促進市場平穩健康發展,房地產行業將會逐步進入總量略減、平穩發展的軌道。在很多城市,供需基本平衡,甚至供大於求的情況下,並不具備過快上漲的基礎。
