《內地樓市》深圳中原遭拖欠逾10億人幣佣金 施永青:部分內房想「以房抵佣」
據內媒報道,深圳中原遭內房企業拖欠逾10億元人民幣(下同)佣金。中原集團創辦人施永青接受《香港01》查詢時稱,被拖交佣金其中一個原因為內地政府要求內房全力「保交樓」,地產代理的佣金收入,優先次序被放得較後位置。
他又透露,部份內房曾想「以房抵佣」來償還佣金,但由於「房住不炒」政策,該公司不能以公司名義持有過多單位,因此單位交由部份員工持有,及後再賣出單位,以作套現,但由於程序繁複又涉及稅款,相關方法不太可行。
施永青指出,過去樓花住宅單位賣出後,單位買家會在入伙後向銀行承做按揭「上會」,及後發展商才向代理發放佣金。不過內房企業財政出現問題是人所共知,現時樓盤落成後,部份發展商一直不付佣金,又或盡量拖延支付佣金,其公司一直採取法律行動追討。他又指,部份追討佣金訴訟獲勝訴,發展商理應向中原發放佣金,不過因近日內地政府要一眾內房企業「保交樓」,以民生為重,因此目前依然未收到絕大部份佣金。
施永青另透露,有一家近年專做某龍頭內房項目的大型地產代理行,竟然被拖欠高達約70億元佣金,涉款規模遠高於中原。
另他指出,高峰期中原在內地的員工有多達約5萬人,不過目前已縮減至約1萬人。
