希慎(00014.HK)上半年寫字樓新簽約租金水平錄低雙位數跌幅
希慎興業(00014.HK)截至今年6月底止寫字樓出租率達89%,首席財務總監賀樹人透露,辦公室及住宅業務仍然受壓,上半年旗下寫字樓業務組合續約、租金檢討與新出租物業的租金水平錄低雙位數跌幅,與市況一致,強調出租率與去年同期比較基本維持穩定,為收入帶來支持。
執行董事及首席營運總監呂幹威補充,致力提升出租率是公司首要任務,另外指出,希慎零售銷售復甦跑贏市場整體零售銷售表現,上半年旅客消費仍未恢復至疫情前水平,憧憬相信下半年來自旅客的銷售額會有所提升。
他透露,利園一期的策略性商舖物業組合提升工程已於今年2月展開,預計將於明年次季完工,住宅業務方面與市建局合作的土瓜灣庇利街及榮光街項目已於2月份獲批,大埔的高端住宅項目「林海山城」在樓市不算最暢旺時期仍然銷售表現良好,對項目發展有信心。至於本港地產商近期「劈價」推售新盤,他認為不同項目會有不同銷售策略,難以一概而論。
賀樹人又指,希慎目前總負債當中只有少於5%於未來18個月內到期,截至6月底止手頭現金及銀行結存達43億元,足夠應付未來三年到期負債,另有銀行備用信貸額度近100億元,短期及中期都有充足流動性來管理債務。
