《大行報告》美銀證券料內房股仍波動 暫缺重大政策寬鬆或令行業短期受壓
美銀證券發表研究報告指,鄭州和南京是首批響應城中村改造計劃的地方城市,但政策放鬆的幅度似乎相當有限,因此預計其他一、二線城市不會有太多行動。另央行亦提到支持擴大民企發債集資。不過,該行認為國保債發行的樽頸位是開發商的優質抵押品不足,而不是發行額度問題。該行相信,各地城市的政策放鬆似乎為漸進式,而非一次性,又提到如果市場對缺乏重大寬鬆政策感到失望,情緒可能會再次惡化
該行認為,內房股價格仍然會有波動,這不僅是受到政策的影響,亦會受到開發商流動性的影響,又相信除非有其他顯著的措施來支持經濟,否則迄今為止缺乏重大政策寬鬆可能會在短期內為行業帶來更大壓力。
