《本地樓市》美聯降全年樓價預測至僅升5% 住宅交投未如理想

美聯物業住宅部行政總裁(港澳)布少明表示,本港首七個月住宅交投表現未如理想,期內新盤成交量達6,843宗,按年升20%,金額則按年升22%至762億元,並料二手樓成交量達2.44萬宗,按年升5%,成交額或按年跌1%至1,860億元。 他表示,因應加息周期、最新經濟環境,將今年新盤成交量預測下調約12.5%至1.4萬宗、金額則下調約17.9%至1,560億元;至於二手樓全年成交量及金額預測則分別下調至4萬宗及3,050億元。他又指,將全年樓價預測由年初時料升介乎10%至15%,下調5至10個百分點,最新料全年僅升約5%。 對於近期油塘新盤以較大折讓價推售,他表示,現時大多買家靜待「筍盤」推出市場,市場仍有一定的購買力,估計該新盤能夠提高買家入市意欲,並可促使發展商參考類近銷售策略,帶動整體樓市氣氛。
